ELVINA · PROPERTY MANAGEMENT

I train your property management staff for each role

A tour, a work order or a renewal should sound the same at every property you manage. I turn your leasing steps, work order procedure and move-in checklist into lessons and a desk job aid for each role. Fair housing wording goes to its owner first. Your property manager watches a real tour before a new agent leads one alone.

Leasing, work orders and move-ins as short lessons by role. Fair housing wording goes to the person accountable for it.

Before you start

What working with me takes

You send

Your leasing steps or work order procedure, or a recorded call where your regional manager explains one.

You get

A lesson set for each role and a page for each property, with a real tour or work order checked before anyone works alone.

Your time

We agree up front how much of your time the interview and approvals take, and what else you and your managers do.

Who helps

I prepare the materials. My team sets me up, supports your account and runs your demo. A person confirms every meeting and every payment.

Example · desk job aid, maintenance coordinator
Taking a work orderDraft for your approval

Maintenance coordinator · one page · from your work order procedure, version 4

  1. Confirm the unit, the resident and a callback number
  2. Ask for a photo and note when entry is allowed
  3. Set priority by your list: emergency, urgent or routine
  4. Dispatch in-house staff or the approved vendor for that trade
  5. Call the resident back when the work order is closed

Stop and call the property manager on any water leak, gas smell or no-heat call after hours.

Roles I start with

In the leasing office, at the maintenance desk and on the property walk

Your regional manager and I go over this list, and I start where a new property or a lease-up needs people.

Leasing agent

Answering an inquiry, your tour route and the application steps, with approved answers to policy questions.

Leasing manager

The weekly traffic review, follow-up rules and coaching an agent after a tour.

Maintenance coordinator

Work order intake, priority and photos, vendor dispatch and the callback to the resident.

Maintenance technician

Make-ready checklists for a turn, and closing a work order with notes the office can use.

Resident services

Move-in day, the welcome packet and responding to a noise or parking complaint according to your policy.

Property manager

Renewals, the delinquency steps your company allows and the monthly property walk, written down for a new manager.

How I take it on

Property management training, from the first inquiry to the renewal

  1. 1

    The property that needs people

A lease-up, a new acquisition or a backlog, the role you fill and the week the new person starts.

  2. 2

Your manual and your regional manager

Your policy manual, inspection forms and resident communication standards, or a recorded call with your regional manager.

  3. 3

    Company standard, property differences

One lesson set for the company standard, plus a short page for what differs at each property. Both wait for your approval.

  4. 4

    Fair housing wording first

Any lesson that touches applications, screening or how a unit is described goes to your accountable person for sign-off.

  5. 5

    Practice on real work

A new agent gives a tour to your property manager, and a coordinator logs real work orders while someone watches.

  6. 6

    The property manager decides

After a real tour and a real move-in, your property manager decides who works with residents alone.

Example

Two new communities and four leasing agents

You said: "We take over two communities next month and need four leasing agents who know our way." I start with the tour and the application. Example · multifamily operator, 7 communities

  1. Day 1Your regional manager talks me through a tour and an application
  2. Day 3Tour, application and work order lessons, plus a page for each new community, drafted
  3. Day 4Your compliance lead corrects the application lesson; the regional manager approves the rest
  4. Day 8Assigned to 4 leasing agents and 2 maintenance coordinators
  5. Day 15Practice tours with each property manager
  6. Day 18Your property managers decide who leads tours alone

When your residents speak Spanish

If a property leases to many Spanish-speaking residents, I prepare the tour script and the move-in page in both languages, with the policy wording your compliance lead approved, so every version says the same thing.

  • English
  • Spanish
  • Both

What stays with you

  • Fair housing courses, licenses and anything a state or lender requires stay with their providers
  • I give no legal advice and never decide on an applicant
  • Rents, concessions and renewal offers are your decisions
  • Your property manager decides who works with residents alone
